Septic Inspection

We inspect septic systems using the guidelines of the NJSMA which is the NJDFP recommended and preferred septic inspection guidelines. This type of inspection is called 'In open pit inspection. We generally need at least a week to schedule a septic inspection, however exceptions can be made. Our inspector will perform a die test but only by prior request and at an additional charge.

Before our inspector goes out to the property we require the home owner to complete a brief questionnaire about the septic system. We also require that both the home owner and the purchaser sign an authorization form which a) allows us to enter the property and to complete the septic inspection., b) notes the inspection and pumping fees and us to know whom will be paying, We collect payment at the time of the inspection, no exceptions.

 

When our inspector arrives he will first introduce himself and the he will start his inspection. He will first make visual observations of the property. He will then find the tank(s). He then checks the effluent levels (septic water) in the tank(s). He will have the home owner or their agent run the water in the home- to observe the water levels and to make sure that the effluent flows unobstructed from the house and from the tank to the absorption area he will observe the effluent levels in the absorption area by a) observing the distribution box, b) soil bore and/or probe the absorption area, c) observe levels in the inspection ports if available.

 

If everything thus far is satisfactory the inspector will then pump the septic tank and inspect the inside of the emptied tank(s) for cracks, leaks, etc, If this system has a pump and/or an effluent filter, the pump, floats, alarm and/or effluent filter will he inspected also.

 

If any of the systems components are found to be unsatisfactory prior to pumping of the tank(s) the tank(s) will not be pumped at that time. The tank(s) are not pumped so that if either the property owner or the purchaser would like a second opinion that  inspector will observe the septic system having the same conditions our inspector observe.

 

Regardless, if the septic systems are found to be satisfactory or unsatisfactory a report and report form is typed-up and mailed and/or faxed to the person who hired us for the inspection along with a pamphlet called "A Homeowners Guide to Septic Systems" Provided for the U.S.EPA.  If the septic system is found to be unsatisfactory the inspector will note on the report the problem and the suggestion activities to remedy the problem. In most cases we will be able to provide a proposal for the work which is required upon request.
